Revenue Management Is More Than Room Pricing

Demand, market segments, distribution, booking behaviour and the overall value proposition all contribute to long-term profitability.

Setting the right room rate is part of revenue management, but only part. A property that focuses only on price often misses the larger picture: who is booking, through which channels, at what time and with what value to the business.

A sound approach starts with understanding demand across the year and the different market segments a property serves. It considers how much each channel really costs after commission, how far in advance guests book and where the property can add value through packages, upgrades and food and beverage rather than discounts.

Distribution needs regular review. Balancing direct bookings, online travel agents and travel-trade partners protects both occupancy and margin, and a strong direct channel gives the property more control over its guest relationships.

Finally, revenue decisions must be consistent with the brand. Frequent discounting can weaken positioning, while a clear value proposition supports healthier long-term rates.
